Title Services include: Owners Policies, Lenders Policies, Leasehold Policies, Foreclosure Certifications, Special Searches, Municipal Departmental Searches, Survey Orders and Survey Inspections;


Owner Policies: Insure that the Purchaser has title to the subject premises subject to the matters set forth as Exceptions.

Lender Policies: Insure that the lender has a valid lien on the subject premises subject to the matters set forth as Exceptions.

Leasehold Policies: Insure that the Lessee has a valid and subsisting lease subject to the matters set forth as Exceptions.

Foreclosure Certifications: Certify and insure the necessary parties to an action when foreclosing a lien affecting the subject premises.

Special Searches: Are specifically geared to answer questions that a client may have regarding a property. They include Co-op Searches, Single and Separate Searches, Twenty Year Chain Searches for dedication or filing of a declaration, Uninsured Foreclosure Searches, Judgment, Federal Tax Lien and UCC-1's Searches in the State and County and virtually any other search that is uninsured.

Municipal/Departmental Searches: Are searches conducted in the vast amount of State, County, City, Town and Village Offices for records at each local showing compliance or non-compliance with Municipal Laws and Codes which may affect a property.

Survey Orders: With the many years in the industry, M.K.M. has established relationships with several Surveyors from whom we could assist in the purchase of a land survey.
